THE HARD PART HAS ALREADY BEEN DONE

The house has been restored. The land has been brought back into use. Solar, spring water and managed woodland aren't just installed here — they're already part of how the property runs, day to day,  with room for an independent guest or studio space. The house is insulated for year-round use, with wood heating supported by the property’s own woodland.

At home, there is space and quiet. Beyond it, the landscape stays close — walking and cycling routes, vineyards, open country and mountain trails are all within easy reach, with some routes beginning right from the property.

THERE IS ROOM TO LIVE HERE DIFFERENTLY

GROW SOMETHING.

Grow something if you want to. Keep animals. Use the pasture or leave parts of the woodland and open ground largely to themselves. Work from home with space around you. . Have family and friends stay.  Or simply live more quietly, with more of the day belonging to you.

Enough land to create genuine priacy, space and independence without the property functioning as a working farm... unless you choose a project.

QUESTIONS & ANSWERS

Q: What can you actually do with 7.05 hectares?
A: The property combines pasture, planted orchard, garden areas, woodland and open ground. There is usable land for growing, grazing and animals, while other areas can remain more natural. There is a second access to the property.

Q: How much work comes with it?
A: The land is substantial, but not so large that it needs to become a full-time job. How intensively you maintain it is largely up to you. Some areas can be tended closely; others can remain more natural. Grazing, seasonal cutting and pruning form part of rural ownership, but much of the first-stage recovery and infrastructure work has already been done.

Q:  Will the property support the life I have in mind?
A:
Whatever that vision is is up to you. It can remain a private rural home, support a smallholding or animals, provide independent guest accommodation, or accommodate work, studio, retreat or short-term rental use. Existing land and spaces allow several directions, subject to any permissions required for future activity.
